The West Bay County Planned Development began as a design project of a 57 acre site in a woodland area in Panama City, Florida.  The greenfield site, located between Highway 79 and Route 30-A has the potential to become a major residential hub for the recently completed Panama City International Airport.  

Because of the rural nature of the site, we were encouraged to design adjacent parcels as well.  The final design, approximately 297 acres, included 1,855 units comprised of townhouses, single family detached with ancillary units, as well as live/work, duplex and farmstead lots.  The design consists of two neighborhoods, as well as a hamlet surrounding the agricultural lots, situated around a neighborhood center.  A slip road was included to slow the traffic of Highway 79 and provide easier access to the main boulevard, into the town center.  Natural wetlands were un-impacted throughout the site, as we incorporated them as natural buffers in between neighborhoods.  These areas were accented with civic follies and natural paths, to transform them from typical forest areas to green amenities.
