Economic Development Area Master Plan
Confidential Location
Senior Urban Planner leading the development of a master plan for an approximately 1,800 acre development. Role included helping to lead a multidisciplinary team in the preparation of a corridor redevelopment strategy focusing specifically on integrating planning and engineering perspectives to create a clear vision for the Client’s long-term growth.
The planning process began with a thorough site analysis, evaluating existing transportation and mobility networks, stormwater and drainage conditions, and the presence of wetlands and other environmentally sensitive areas. This analysis provided a foundation for identifying development opportunities, understanding site constraints, and shaping a plan that balances future growth with environmental stewardship and infrastructure capacity.
Building on this analysis, the team developed a future land use plan that aligns with the Client’s economic development goals and long-term vision. The plan organizes the development area into distinct development districts, providing a framework for a new community featuring mixed-use development and opportunity for substantial growth while preserving natural areas and enhancing connectivity throughout the corridor.
The planning effort was supported by substantial community engagement to ensure the vision reflects the Client’s values and priorities. A two-day charrette brought together leaders, staff, and key stakeholders to collaboratively shape development concepts, followed by a public town hall that provided opportunities for community input and feedback. This inclusive process helped build consensus and created a plan rooted in community support and shared vision.
